A Step-by-Step First Time Seller's Guide

Know what to expect when putting your home on the market. Our recommendations help prepare your home for market. With our techniques and experience, you will sell your home for the best price possible.​​​​​​​


Step 1: Understand Why You're Selling

What are your goals with the sale of your property? Does the current value of your property impact your decision to sell? Are you driven by timeframe? Perhaps the goal is to sell it as soon as possible to facilitate a move to a new city or area. Once we understand your needs, we can better craft your offer. For example, if you need to sell quickly, we might price your home lower than if your goal is to make the maximum profit.


Step 2: Determine List Price

Establishing where to price your home is one of the most important crafts of the selling process. When we set a fair price in the beginning, we generate the most interest from prospective buyers. Overpricing your home could lead to reduced interest and longer market time, and underpricing could lead to receiving less than what your home is worth.

With our market experience and research, we recommend the likely selling price-range for your home. We utilize other comparable homes sale price, evaluate the current market, and suggest a list price to meet your selling goals.


Step 3: Start Preparations

After deciding to turn your home over to the market, it’s time to start getting your home ready to be shown to potential buyers. This includes getting rid of clutter, depersonalizing the space so that buyers can envision themselves in the space, making any small repairs, and doing a deep clean to make sure your home is in pristine condition. Our support team will make this a simple process.   


Step 4: Develop a Marketing Strategy

We customize a marketing strategy that is perfect for advertising your property. This involves listing the home and then driving the right people to that listing.  We may list as a pocket listing in several private portals we have access to, or promote the listing through social media campaigns, agent-to-agent referrals, traditional media, or SEO advertising. Our job is to tell the story of your home and we do it best.   


Step 5: Evaluate Offers

Receiving a bid is an exciting part of the process but weighing each offer to make sure the party making the offer is prequalified, or pre-approved, by a mortgage lender or verifying proof of funds is a critical step.  We evaluate all terms of offer with our clients and negotiate until the offer is acceptable. We will evaluate all terms of the offer. We have creative strategies to bridge the gap in offers that were challenging to coming to an agreement.


Step 6: Accept an Offer

Once we deem the offer is acceptable, we will review the proposed contract to make sure it’s all in order and includes the necessary components such as deposit amount, down payment, financing, inspection rights and repair allowances, contingencies, settlement date, and a list of fees and who will pay them. When both parties have agreed to the terms, a final contract will be executed.  


Step 7: Get Ready to Close

At this stage, both the seller and the buyer will make a list of what needs to be completed before closing. In most cases, the property will be formally inspected, surveyed, and appraised. We will oversee this process.  Sometimes major or minor repairs are requested to be made before the home is ready to close. We will ensure all actions required are completed and everything is in order by the closing date.


Step 8: Close

When we close on a property you are selling, you are legally transferring ownership/title of the property to the new buyer. We will meet with the title company closing the transaction to sign the final paperwork and go over any issues that may arise. We support you in handling the final details such as canceling utilities, cable, and lawn or trash services, changing the name on accounts that the new owner is retaining and ensuring the new owner has instructions for all appliances that will remain in the home.
